The inaugural release of the HOCO RCS (H) Portal — a comprehensive online platform by the Registrar of Co-operative Societies (Housing), Tamil Nadu. This release delivers a full-featured housing co-operative management system for citizens, society administrators, regional administrators, state administrators, and super administrators.

🏠 Citizen & Public Features​

  • Layout & Plot Discovery: Browse housing layouts across Tamil Nadu with interactive maps, advanced filtering by district, price range, plot size, amenities, and status
  • Interactive Plot Maps: Color-coded plot visualization (Available, On Hold, Booked, Sold) with zoom, pan, and detailed plot information (dimensions, area, facing, price breakdown)
  • Plot Booking: End-to-end booking flow with plot selection, cost breakdown preview, terms review, advance payment, and booking confirmation with receipt
  • Payments via Razorpay: Secure payments through UPI (GPay, PhonePe, Paytm, BHIM), debit/credit cards (Visa, Mastercard, RuPay), net banking, and wallets — with 3D authentication and EMI options
  • Payment Schedules & Reminders: Milestone-based payment tracking with automated reminders via email, SMS, and in-app notifications before each due date
  • KYC Verification: Digital document upload and verification workflow for Aadhaar, PAN, Smart Card, photo, and digital signature — with status tracking and rejection feedback
  • Society Membership: Apply for membership in housing co-operative societies, track application status, and receive membership number upon approval
  • User Accounts: Registration with email/mobile verification, OTP-based passwordless login, password recovery, profile management, and account deletion
  • Bilingual Support: Full English and Tamil language support across the portal

🏢 Society Admin Features​

  • Admin Dashboard: Real-time KPIs — layouts, plots, availability, bookings, collections, and visitor analytics with 6-month trend charts
  • Layout Management: Full layout lifecycle (Draft → Active → Inactive → Archived) with RERA/government approval tracking, location, pricing, and visibility controls
  • Plot Management: Individual and bulk plot creation, Excel import, geospatial polygon mapping (WKT), automatic area calculation, facing premium configuration, and status management
  • Membership & KYC Approvals: Review and approve/reject membership applications and KYC documents with reason recording and status filtering
  • Booking Management: Track all bookings with advanced filtering, payment progress monitoring, timeline views, payment reconciliation, and completion/cancellation processing
  • Payment Processing: Record offline payments (Cash, Cheque, NEFT, RTGS, IMPS, DD, UPI) with maker-checker verification workflow and receipt generation
  • Refund Management: Full refund lifecycle with configurable buffer periods, cancellation fee settings (flat/percentage), approval workflows, and batch/immediate processing modes

🏛️ State Admin Features​

  • State Dashboard: State-level KPA summary with fiscal year progress tracking, quarterly filtering, regional performance comparison, and target achievement monitoring
  • Regional Performance Monitoring: View all regions with performance metrics, comparison tables, and drill-down capability
  • State Financial Oversight: Aggregate financial data across all regions and societies with collection trends and revenue contribution analysis
  • State MIS Reports: State-level aggregated reports with regional breakdowns and cross-society data

⚙️ Super Admin / Platform Features​

  • Platform Dashboard: Platform-wide KPAs, financial overview, 6–12 month trend charts, cross-region comparison, and platform alerts
  • Society & Region Management: Create and manage societies with region assignment, edit details, and manage lifecycle status
  • Admin User Management: Create and manage all platform users with role assignment (Super Admin, State Admin, Regional Admin, Society Admin, Accountant, Citizen), scope assignment, and status management (Active, Pending, Blocked)
  • Global Configuration: Platform-wide fee defaults, payment gateway settings, notification policies, and system-wide policy management
  • Platform-Wide MIS Reports: Comprehensive reports aggregating all regions and societies

🔔 Notifications & Communication​

  • Multi-Channel Delivery: Email (HTML-formatted), SMS (MSG91), in-app (real-time), and push notifications (Firebase)
